Hey everybody, welcome back to another episode of Raising the Flipping Bar.

00:00:36.810 --> 00:00:37.859
I'm your host, Derek Marlin.

00:00:38.219 --> 00:00:41.679
And today's episode is going to be kind of a funky play on words.

00:00:41.740 --> 00:00:45.250
Obviously it's called Raising the Flipping Bar, but we're going to talk about wholesaling.

00:00:45.789 --> 00:00:51.859
It's an underestimated and really underrated aspect of building a successful real estate investment business.

00:00:51.869 --> 00:00:56.520
Even though the title of the podcast is Raising the Flipping Bar, we're going to talk about wholesaling today.

00:00:56.619 --> 00:01:02.140
And the reason is, is it's really a key and an important part of an overall successful real estate business.

00:01:02.350 --> 00:01:03.509
So let's dive right in.

00:01:03.509 --> 00:01:11.310
You know, in preparing for today's episode, I was thinking back about a time when we were looking at a deal and really trying to figure out wholesale versus flip.

00:01:11.760 --> 00:01:15.890
And so we've got a property and we'll have it in our show notes and it was on Elm Court.

00:01:16.379 --> 00:01:23.400
And so I'll give you some, some stats about this property, and then you can kind of tell me whether you would have wholesale there or whether you would have kept it as a flip.

00:01:24.019 --> 00:01:29.099
And so it was this really great property in the Sunnyside neighborhood of Denver, and the address is.

00:01:29.269 --> 00:01:31.480
4619 Elm Court.

00:01:32.030 --> 00:01:34.280
It was kind of the, gosh, it was the good old days.

00:01:34.280 --> 00:01:36.000
I look back at my deal analysis spreadsheet.

00:01:36.840 --> 00:01:39.890
and it was purchased in October of 2021.

00:01:40.359 --> 00:01:42.230
We did rehab over the holidays.

00:01:42.459 --> 00:01:50.400
always remember that ideally you never want to list a property between Thanksgiving and honestly the first two weeks of January, you want to get totally through the holidays.

00:01:50.409 --> 00:01:55.829
So we did our rehab through them and then we listed it in mid January and then we sold it in February.

00:01:56.239 --> 00:01:59.129
So it was a 550, 000 purchase.

00:01:59.614 --> 00:02:07.194
It was 127, 000 in rehab and the end sales price point was 825, 000.

00:02:07.575 --> 00:02:09.354
Again, kind of think back to context.

00:02:09.354 --> 00:02:12.775
It was the first quarter of 2022 when we listed it.

00:02:12.784 --> 00:02:15.314
So it was still crazy time.

00:02:15.544 --> 00:02:17.794
we went for 25, 000 over asking.

00:02:18.625 --> 00:02:24.594
which sounds so like gluttonous, but like that actually wasn't a lot of money for over asking at that period of time.

00:02:24.985 --> 00:02:30.115
our metrics was 739 per day in net profit.

00:02:30.294 --> 00:02:31.625
It was a 14.

00:02:31.694 --> 00:02:33.324
3 percent ROI.

00:02:33.735 --> 00:02:37.585
And it was, as far as in total net profit, we made 103 grand.

00:02:37.955 --> 00:02:39.485
So I was looking back at that.

00:02:39.485 --> 00:02:42.474
And the other thing to remind me of the good old days is my interest rate.

00:02:42.879 --> 00:02:48.125
So we bought this one with our business line of credit, and I was only paying 4 percent interest.

00:02:48.794 --> 00:02:53.884
So obviously like every deal was just so much fatter compared to the rates that we're having to pay now.

00:02:53.884 --> 00:02:58.064
So I wasn't using hard money at the time, just using an internal line of credit purchase.

00:02:58.405 --> 00:02:59.294
So it was a good deal.

00:03:00.115 --> 00:03:09.564
But the wholesaler that we bought this deal from, because this was in a transitionary period for my company where we had an acquisitions manager, but we didn't have a team like we do at Elevation.

00:03:09.814 --> 00:03:12.275
So we were still buying from wholesalers every once in a while.

00:03:12.664 --> 00:03:16.615
And the wholesaler made 55, 000 on this deal.

00:03:16.909 --> 00:03:19.770
And I'm sure a lot of people are like, Holy crap, that's a lot of money.

00:03:20.110 --> 00:03:22.340
Some people are probably saying that's too much money.

00:03:22.590 --> 00:03:23.349
that's a different episode.

00:03:23.349 --> 00:03:24.229
I will disagree with you.

00:03:24.240 --> 00:03:25.639
We are in a free market system.

00:03:25.639 --> 00:03:30.330
And as long as it deals good for me as the end buyer, then I don't care if that person made a hundred thousand dollars.

00:03:31.080 --> 00:03:33.460
but in looking at it, okay, so this guy made.

00:03:33.870 --> 00:03:35.289
55 grand in two weeks.

00:03:35.520 --> 00:03:38.560
It took us about four months to make 103, 000.

00:03:38.849 --> 00:03:43.430
And so I think that's definitely a big debate of should you wholesale a deal like that?

00:03:43.710 --> 00:03:44.590
Or should you keep it?

00:03:44.990 --> 00:03:49.060
In theory, he could have kept it and he would have made over 150 grand.

00:03:49.069 --> 00:03:50.590
So obviously a lot of money.

00:03:51.020 --> 00:03:51.560
but.

00:03:52.960 --> 00:03:55.740
It's the term that we always like to use, which is the velocity of money.

00:03:55.759 --> 00:03:58.750
So shout out to Mark at Colorado Home Buyers.

00:03:58.750 --> 00:04:00.509
He was the, another great investor.

00:04:00.509 --> 00:04:02.870
And I think that we like to work with people like that.

00:04:03.169 --> 00:04:12.199
and we'll get into kind of how we classify folks, but I wanted to set the stage on not only just a great deal, but like really thinking through the lens of when to wholesale versus when to flip.

00:04:13.039 --> 00:04:14.740
So I want to backtrack a little bit.

00:04:14.740 --> 00:04:17.769
I want to truly define the difference between flipping and wholesaling.

00:04:18.110 --> 00:04:21.139
So obviously flipping is when you purchase the property.

00:04:21.459 --> 00:04:23.649
you could have any different method of how you source it.

00:04:24.074 --> 00:04:28.444
But essentially you're purchasing it, you're fixing it up yourself, and you're selling it on the back end.

00:04:28.524 --> 00:04:30.425
We like to call that property redevelopment.

00:04:30.694 --> 00:04:32.975
but you've got to have the capital to do the deal.

00:04:32.975 --> 00:04:34.754
You've got to have the construction experience.

00:04:34.754 --> 00:04:36.985
You've got to have the contractors and the crews.

00:04:37.285 --> 00:04:41.555
Versus a wholesale is when you're still going through and doing the same marketing.

00:04:41.884 --> 00:04:48.685
You're finding that same ideally motivated seller or MLS listing of a person wanting to sell their property.

00:04:49.175 --> 00:04:51.144
And you get that property under contract.

00:04:51.845 --> 00:04:57.670
You're putting down your earnest money, which on average in Denver Metro is like 5, 000 and 10, 000.

00:04:58.165 --> 00:05:00.495
And then you are doing one of two things.

00:05:00.625 --> 00:05:10.769
Typically, there's lots of different ways you can wholesale, but like regular mainstream is you then either Close on the property and need the funds to close.

00:05:10.819 --> 00:05:15.439
And then you resell it to the other investor and make a profit spread.

00:05:15.740 --> 00:05:18.660
but you're not flipping the house that is called a double close.

00:05:18.970 --> 00:05:24.120
I personally don't love that style because you're essentially paying closing costs two different times.

00:05:24.870 --> 00:05:29.310
And so with that, there's obviously some certainty to close, which is nice.

00:05:29.629 --> 00:05:33.779
but again, you're paying, that's like four or 5, 000 bucks in, in wholesale world.

00:05:33.790 --> 00:05:35.759
And so that's really cutting in your margins.

00:05:36.129 --> 00:05:38.970
What we like to do is what's called the assignment clause.

00:05:39.009 --> 00:05:41.410
And that means whether it's an off market deal.

00:05:41.754 --> 00:05:49.064
Or an on market deal, we put a clause in our contracts that say we have the ability to assign our interest in this contract to another end buyer.

00:05:49.454 --> 00:05:50.915
And we tell people like that up front.

00:05:50.915 --> 00:05:55.175
I think a lot of wholesalers get a bad rap because they try to do it super covertly.

00:05:55.464 --> 00:05:57.985
and the way that we exit a property is one of three ways.

00:05:58.024 --> 00:05:59.910
Either, We're going to flip it ourselves.

00:06:00.300 --> 00:06:02.180
We're going to flip it with a client.

00:06:02.459 --> 00:06:10.259
Either we're going to do the work or we're going to do a joint venture, or we've got our Elevation Alumni Academy or people that are in our sphere and they're buying our deals.

00:06:10.490 --> 00:06:12.300
So it's not just random people off the street.

00:06:12.300 --> 00:06:17.709
So we have three ways that we essentially take down a property and we tell that to people up front and we lose deals.

00:06:17.750 --> 00:06:23.009
I don't know if I could even give you a hard percentage of the deals that we lose because people say, screw you, you're a wholesaler.

00:06:23.430 --> 00:06:24.029
Okay, fine.

00:06:24.029 --> 00:06:25.329
Sell the property to somebody else.

00:06:25.730 --> 00:06:27.279
so we do lose a little bit of deals.

00:06:27.360 --> 00:06:31.750
But wholesaling is just doing much quicker, amounts of business.

00:06:32.170 --> 00:06:38.660
And wholesaling profits on average are between 5, of net profit.

00:06:39.250 --> 00:06:47.589
Obviously, if the deal's a little thinner or maybe it's a less expensive property, like a condo, you're going to probably make in the 5, 000 range in Metro Denver.

00:06:48.415 --> 00:06:54.990
If it's a single family house and there's good profit to be had with other folks, you're going to average between 15, 000 and 20, 000.

00:06:55.084 --> 00:06:57.935
sometimes you can make more, obviously you've got to have a great deal.

00:06:58.004 --> 00:07:03.125
One of my favorite terms, that an early investor that I work with is he had the term called leave meat on the bone.

00:07:03.235 --> 00:07:11.545
Like you can't squeeze every penny out of a deal or else that profitability is not there and your end buyer is going to get burned and they're not going to do business with you again.

00:07:11.865 --> 00:07:16.884
So again, just wanted to set the stage for like, what is a wholesale versus what is a flip?

00:07:17.740 --> 00:07:24.290
And so I want to also talk about the difference of what we call quote unquote large versus small wholesalers.

00:07:24.759 --> 00:07:27.079
we actually consider ourselves a smaller wholesaler.

00:07:27.319 --> 00:07:32.920
it's not the core focus of what we do, but it is a definite division of our company and it's something we're trying to grow.

00:07:33.379 --> 00:07:36.889
And the reason I say we're all small wholesalers is because we also do flipping.

00:07:37.199 --> 00:07:40.569
I think folks that are, there's two or three large companies out there.

00:07:40.810 --> 00:07:46.240
some of them are, in a number of different markets, not just Colorado and all they do is wholesale.

00:07:46.290 --> 00:07:59.620
And I think the tough thing that sadly they give a lot of other people a bad rap in our industry is A, they don't understand how to properly budget rehab and B, every dime is trying to be squeezed out of a deal.

00:07:59.620 --> 00:08:03.220
And so people buying those deals aren't getting the best deal.

00:08:03.644 --> 00:08:04.305
typically.

00:08:04.334 --> 00:08:05.404
Again, there's always outliers.

00:08:05.404 --> 00:08:08.535
I'm sure people have worked with some of the big wholesalers and had a good deal.

00:08:08.824 --> 00:08:14.884
but we've heard from through the grapevine that they only have about a 30 percent repeat business rate.

00:08:15.285 --> 00:08:29.415
And so that's because every penny is getting squealed, squeezed into the wholesale side of the equation instead of the end investor, which to me, if you just think about who's taking risk and who's putting their money where their mouth is, like to me, it's the person actually flipping the property.

00:08:29.415 --> 00:08:32.615
So I think you have to categorize between the two.

00:08:33.245 --> 00:08:40.284
And then the other thing is when you're building your business and trying to decide, do you wholesale versus do you flip is you got to think about cashflow.

00:08:40.664 --> 00:08:48.345
So maybe you do cosmetic flips and they're taking one to two months to finish the project and to relist it and sell on the backend.

00:08:48.695 --> 00:08:49.664
That's pretty consistent.

00:08:49.664 --> 00:08:50.705
That helps with cashflow.

00:08:51.164 --> 00:08:55.875
But in Denver, the market is competitive enough that we don't get a lot of cosmetic flips.

00:08:56.215 --> 00:09:01.975
we just get outbid by typically, homeowners or when the rental market was really hot, we would get.

00:09:06.654 --> 00:09:12.345
So it's really all about, like, what's the amount that you want to cashflow within a specific deal.

00:09:12.985 --> 00:09:15.345
And then that kind of leads into the next point, which is volume.

00:09:15.345 --> 00:09:16.764
How much volume do you want to do?

00:09:17.065 --> 00:09:23.625
and a lot of that is actually dictated by what I call capital constraints, meaning how much money do you have available to you?

00:09:24.024 --> 00:09:27.404
and so that like, let's say you get 10 phenomenal deals all at once.

00:09:27.919 --> 00:09:33.960
And then a Denver Metro market, that's probably needing to have seven or 8 million worth of capital on hand to take those deals down.

00:09:34.279 --> 00:09:35.970
Well, not everybody has access to that.

00:09:36.309 --> 00:09:38.830
and so really it's like, what's your constraint of capital?

00:09:38.840 --> 00:09:45.179
So when people first get started, a lot of times people have no money to flip a house, so they have to wholesale.

00:09:45.590 --> 00:09:51.350
sometimes those people even have to borrow the earnest money deposits because they don't have, like right now.

00:09:51.929 --> 00:09:53.840
we're recording this will drop in January.

00:09:54.169 --> 00:09:56.720
So we're in between four different wholesales.

00:09:56.730 --> 00:10:04.769
So I have I think about 38, 000 out in company capital right now as earnest money deposits on these four different deals.

00:10:05.000 --> 00:10:09.110
So obviously when the deals close, you get that money back, but you have to have that money.

00:10:09.350 --> 00:10:11.720
then on top of that, if you're looking at doing a flip.

00:10:12.144 --> 00:10:19.835
And it's costing you between 100, 000 and 200, 000 of your contribution if you're borrowing from a private lender or a hard money lender.

00:10:20.184 --> 00:10:21.945
Like that's real money that you've got to have.

00:10:21.955 --> 00:10:26.475
So, those two things might dictate whether you wholesale versus whether you flip yourself.

00:10:26.919 --> 00:10:31.250
And then the other thing I was thinking about is the construction constraints.

00:10:31.600 --> 00:10:38.870
And by that, do you have a, the knowledge to actually run a flip or do you have access to cruise?

00:10:39.259 --> 00:10:45.065
And so those are some of the things you got to take into account when you decide, do you want a wholesale versus do you want to flip or?

00:10:45.384 --> 00:10:47.644
Again, do property redevelopment as we call it.

00:10:48.014 --> 00:10:54.485
So I want to give you guys a little bit of a framework of like, what is our journey as a company been and really our approach to wholesaling?

00:10:54.485 --> 00:10:59.284
Because as we get into the disposition side, that's going to be our end focus for today's episode.

00:10:59.735 --> 00:11:03.105
I want to set the stage properly and have the framework of what is it overall?

00:11:03.455 --> 00:11:04.615
What are we doing as a company?

00:11:04.615 --> 00:11:06.365
And then how we're working on dispositions.

00:11:06.365 --> 00:11:16.095
So if we look at Elevation's journey from the wholesale perspective, for those of you guys that have listened for a while, we started our real kind of full time day to day investment business in 2015.

00:11:16.620 --> 00:11:22.110
started rentals in 09, but really started flipping in 15 and quit my corporate jobs and went into this full time.

00:11:22.470 --> 00:11:27.899
And so on average, our first couple of years, was 2015 and 16, I was doing it all myself.

00:11:27.909 --> 00:11:29.220
So I didn't really wholesale anything.

00:11:29.259 --> 00:11:31.190
I just kept every deal that I could find.

00:11:31.580 --> 00:11:37.379
Or on average, I would buy from other wholesalers, probably maybe two deals a year.

00:11:38.424 --> 00:11:49.004
And then getting into 2018 through 2020, that's when we had an acquisitions person join our team and I had a project manager join our team.

00:11:49.414 --> 00:11:54.485
So I was able to do on average between five and six wholesale deals a year.

00:11:54.995 --> 00:11:59.514
And that was the perfect function of, I only had a certain amount of company capital.

00:12:00.299 --> 00:12:02.559
and you don't want to shut off the marketing machine.

00:12:02.600 --> 00:12:08.149
And so once we got a deal on average, we would keep three deals and we would wholesale one of them.

00:12:08.899 --> 00:12:12.129
And I would do that, once a quarter, let's say to keep the math simple.

00:12:12.470 --> 00:12:19.120
I think a lot of people think like, Oh, well, if you're going to wholesale it, you're going to cherry pick the best ones for yourself and you're going to sell a crappy deal to somebody else.

00:12:19.399 --> 00:12:20.519
that shouldn't be the case.

00:12:20.799 --> 00:12:22.700
And for us, it definitely wasn't the case.

00:12:22.759 --> 00:12:27.230
obviously if I had two properties and I'm going to maybe keep the good one for myself.

00:12:27.615 --> 00:12:30.495
You should still be selling another good deal to somebody else.

00:12:30.764 --> 00:12:43.115
I would also argue, and we've actually done this on our last two flips, the deals that we wholesaled will net more profit than the two current deals that I have, right now as a company, but that's because our capital was constrained.

00:12:43.955 --> 00:12:50.024
And I wanted to bring on these two really great investors as end cash buyers and get them really good deals.

00:12:50.024 --> 00:12:52.355
And so there'll be clamoring for more deals from us.

00:12:52.725 --> 00:12:56.384
And then because we have a team at elevation, my team gets to list it on the backend.

00:12:56.605 --> 00:12:58.934
So to me, it was a smart kind of win win.

00:12:59.345 --> 00:13:06.365
we then got into the super hot kind of post COVID market of 2021 and 2022.

00:13:06.404 --> 00:13:09.115
And this is something that I totally kick myself for.

00:13:09.115 --> 00:13:12.534
Again, I don't think people talk about, I'm not going to call it a failure because we did.

00:13:12.720 --> 00:13:14.129
very well financially.

00:13:14.389 --> 00:13:15.350
but I got spoiled.

00:13:15.409 --> 00:13:17.159
I shut off the marketing machine.

00:13:17.460 --> 00:13:27.490
So we were only doing between eight and 10 flips a year in 21 and 22, but that's because we would conservatively underwrite each deal.

00:13:27.500 --> 00:13:31.090
Meaning our analysis was pretty low on what we thought we could sell it for.

00:13:31.539 --> 00:13:38.759
going back to my sports background and like we were always underwriting it to be a double, but then with where the market was, every property ran up.

00:13:39.080 --> 00:13:41.730
It sold for over asking it was the crazy buying frenzy.

00:13:41.730 --> 00:13:49.330
So every deal we did in 21 and at least the first three quarters of 22 was a hundred thousand dollars in net profit.

00:13:49.710 --> 00:13:53.850
And so I just I, we had a little bit of staff turnover and I just didn't keep marketing.

00:13:53.860 --> 00:13:58.870
I was like, why should I spend a couple thousand bucks a month, to market when we got these home run deals?

00:13:59.139 --> 00:14:02.019
I should have, like we would have been actually a lot further off today.

00:14:02.075 --> 00:14:15.245
and so where we've retooled things is 23 and currently in 2024, um, this episode will come out in early 25 is we've rebuilt our model and that's from a staffing perspective and a business philosophy perspective.

00:14:15.495 --> 00:14:19.024
And so what we have now is we actually call it straight up transparent wholesaling.

00:14:19.544 --> 00:14:21.164
To me, that term is very, very important.

00:14:21.184 --> 00:14:22.975
Like we're telling people what we make.

00:14:23.294 --> 00:14:25.804
I've only had one person who had beef with how much we made on one deal.

00:14:25.804 --> 00:14:27.975
We made the 35, 000 acquisition fee.

00:14:28.075 --> 00:14:35.184
but it was a really good property and there's significant profit margin and spread in there for the person, who's going to buy this deal.

00:14:35.495 --> 00:14:38.524
And so it's still going to be a phenomenal deal.

00:14:38.835 --> 00:14:44.504
And so for me, what we're doing now is we're spending a lot more money on marketing.

00:14:45.075 --> 00:14:49.205
And like I said, I, I've shut off the marketing funnel and the marketing, funnel.

00:14:49.365 --> 00:14:50.034
system.

00:14:50.085 --> 00:14:58.835
And so we're doubling and even tripling down on that and spending a lot more money on marketing, between the different marketing and the legion we're spending on average over 10, 000 a month.

00:14:59.174 --> 00:15:00.394
and we want to keep doing more.

00:15:00.404 --> 00:15:02.445
I want to be able to again, like turn that dial up.

00:15:02.975 --> 00:15:06.595
Our staff is a lot more refined so that we can handle more volume.

00:15:07.379 --> 00:15:16.659
So we've got a sales manager, we've got a team at Elevation, and we've got six rockstar agents that are out trying to actively find deals.

00:15:16.710 --> 00:15:17.799
I'm creating content.

00:15:17.799 --> 00:15:19.129
I'm creating relationships with people.

00:15:19.129 --> 00:15:20.860
So I'm trying to find deals as well.

00:15:21.309 --> 00:15:25.379
and we've actually made it to where we've done 10 wholesales just in the last two quarters.

00:15:25.899 --> 00:15:30.580
And again, it's been a function of, I've still kept at doing three to four company deals at once.

00:15:30.629 --> 00:15:41.190
I guess theoretically I could go out, raise more capital because we've used our internal company capital at this point that we churn and burn with and, and we could do all those deals ourselves.

00:15:41.500 --> 00:15:46.559
But again, I want to get really good deals for our clients and then I want to keep building that marketing machine.

00:15:46.970 --> 00:15:56.309
So for us, the other thing that we're trying to do is obviously provide great deals for people and then my team of agents earns those listings on the backend.

00:15:57.284 --> 00:16:00.914
And so with that being said, we're going to really try to ramp up.

00:16:01.014 --> 00:16:05.085
I think that, where that could go, it'll be interesting to see in the Denver market.

00:16:05.105 --> 00:16:11.629
If I look at in markets like Phoenix, Vegas, and some of the Midwestern markets where there's cheaper price points.

00:16:11.870 --> 00:16:13.629
there's some monster wholesalers out there.

00:16:13.639 --> 00:16:22.620
They don't do as much flipping themselves, but they're doing 10 to 20 deals a month, but they're also spending, six figures a month on, on lead gen and on marketing.

00:16:22.779 --> 00:16:24.669
So we're going to try to find that sweet spot.

00:16:24.669 --> 00:16:29.740
I think we want to really keep going and do a lot more wholesaling, but we also want to do more flipping.

00:16:30.309 --> 00:16:33.620
So we're going to take a quick break and tell you about the next elevation academy.

00:16:33.919 --> 00:16:38.190
If you're looking to dive deep into real estate investing, this is definitely the event for you.

00:16:38.600 --> 00:16:47.590
Our academy features over a hundred step process to help you navigate every single thing from market analysis all the way down to every aspect of project management.

00:16:48.149 --> 00:16:51.169
So this is tailored for both beginners and seasoned investors.

00:16:51.565 --> 00:16:57.514
And our one day intensive training will equip you with the strategies and insights needed to elevate your real estate investing game.

00:16:58.085 --> 00:16:59.475
Spots are definitely limited.

00:16:59.514 --> 00:17:04.765
So click on the link below in the show notes to sign up and transform your approach to real estate investment.

00:17:05.505 --> 00:17:07.025
Okay, let's get back to the episode.

00:17:08.579 --> 00:17:32.954
And so again, as you're thinking through your business strategy, thinking about what you want to do in 2025, the other thing we're working on, this will probably be an episode that we'll have here in the next couple of weeks, is we're trying to come up with an equation that says if I can make X number or X percent of what I would make flipping the property versus wholesaling it, but I can make it an on average two or three weeks, I'm probably going to pull the trigger on wholesaling it.

00:17:33.464 --> 00:17:36.474
But that's still got to be a really good deal for somebody on the back end.

00:17:36.805 --> 00:17:38.744
So those are things we're all trying to consider.

00:17:38.744 --> 00:17:40.944
The other thing that we need to take into account is staffing.

00:17:40.944 --> 00:17:48.115
So like I said, we've got a great team right now of really, really savvy, hungry people on the acquisition side that are finding these deals.

00:17:49.049 --> 00:17:55.359
And a key piece of the puzzle, and this is what I want to, end today's episode with, what's called the disposition side of the equation.

00:17:55.369 --> 00:18:01.130
So we talked about what is a wholesale, we've had actually prior episodes on how are we sourcing and finding deals.

00:18:01.130 --> 00:18:05.029
So go back and listen to those episodes, about probably six months ago.

00:18:05.769 --> 00:18:19.829
But the disposition side is the transition between getting the property under contract, doing our inspections, and then marketing and getting a end cash buyer, or essentially another investor just like us, of who's going to buy that thing on the backside.

00:18:20.240 --> 00:18:25.730
So that disposition time is a really key part of the sales process.

00:18:26.559 --> 00:18:29.000
And actually currently it's a bottleneck for Elevation.

00:18:29.039 --> 00:18:33.630
Again, I think people, everybody talks about everything going perfectly, everybody making all this money.

00:18:33.869 --> 00:18:35.460
things definitely, you want to be.

00:18:35.585 --> 00:18:50.694
Have them going well, but it dovetails in my opinion with, people are thinking they're great at multitasking, but when you have to take off that, hat, if you will, of one role and put the hat on for another role, I think it's a hard thing to do.

00:18:51.025 --> 00:18:58.464
And so for us, what we're looking at is how do we improve our dispositions role or that aspect of the business?

00:18:58.769 --> 00:19:00.619
So right now, just to pull the curtain back.

00:19:01.454 --> 00:19:03.994
Again, we consider ourselves a smaller wholesaler.

00:19:04.384 --> 00:19:11.575
we have 285 people on our cash buyers list, but in reality, we're probably working with about 15 of those folks.

00:19:11.615 --> 00:19:14.555
Those are the active people that are currently buying.

00:19:15.275 --> 00:19:18.045
I think we probably need to double that in 2025.

00:19:18.045 --> 00:19:21.755
So we need to probably have closer to 500 people on our list overall.

00:19:22.285 --> 00:19:30.045
And then we need to have kind of our top 30 or 40 folks that cover the gamut of Some people only want to do cosmetic flips.

00:19:30.325 --> 00:19:32.795
Some people like to do, condos and townhomes.

00:19:33.565 --> 00:19:35.174
Other people may want to just buy as a rental.

00:19:35.464 --> 00:19:40.565
Some folks want to focus on, our bread and butter, which is between 500, flips.

00:19:41.005 --> 00:19:43.434
And other folks want to do what I call entry level luxury.

00:19:43.744 --> 00:19:46.285
So 900, 000 to like 1.

00:19:46.286 --> 00:19:46.684
4 million.

00:19:46.964 --> 00:19:48.575
So we need to cover that gamut.

00:19:49.390 --> 00:19:50.200
and that spectrum.

00:19:50.200 --> 00:19:53.539
And I think we need to do a better job of that because to me, that's part of the bottleneck.

00:19:53.910 --> 00:20:00.980
So even though we've done a lot better in the last six months, the other thing that we're doing, and this is why people always ask me, they're like, why the hell do you have the elevation Academy?

00:20:00.980 --> 00:20:02.500
You're teaching your competition.

00:20:02.900 --> 00:20:03.670
I see it differently.

00:20:03.670 --> 00:20:10.089
If I can educate people and I can get them more experienced, or I can get them to run the system, the way that we do.

00:20:10.440 --> 00:20:11.859
They can become a better flipper.

00:20:11.859 --> 00:20:13.039
They can make better profits.

00:20:13.039 --> 00:20:17.589
And essentially I'm building in my backend, contingency of investors that I can work with.

00:20:17.960 --> 00:20:22.630
And so I need to be able to either a attract experienced, more experienced investors.

00:20:23.359 --> 00:20:24.329
or B, I need to train them.

00:20:24.710 --> 00:20:26.940
And so I think that's something that's really, really key.

00:20:26.950 --> 00:20:31.880
Like if it's your first flip, you're going to be nervous about taking down a deal and you're going to second guess yourself.

00:20:31.880 --> 00:20:36.400
And even though we all need to get in the game, one way or the other, we're just trying to streamline the process.

00:20:36.710 --> 00:20:40.180
So I think the experience of the investor is really, really important.

00:20:40.470 --> 00:20:44.920
the other thing that is a bit of a bottleneck is our sales manager, Adam, he's doing a great job.

00:20:45.299 --> 00:20:48.359
but he's having to wear the hat of the dispositions role.

00:20:48.599 --> 00:20:51.579
So again, we've got our six folks, they're going out.

00:20:51.894 --> 00:20:57.674
They're finding deals, they're helping sell those deals, but it's really falling on Adam's shoulders right now.

00:20:58.375 --> 00:21:04.644
And that's not like we could run a nice business, but it's not where we want to scale and it's not where we want to grow to.

00:21:05.390 --> 00:21:14.480
And so I think really getting him to again, be that, I always go back to these sports analogies, but like, you can't be the quarterback and the wide receiver at the same time.

00:21:14.480 --> 00:21:18.539
You can't well, most times, unless you're Josh Allen, you like, can't throw the ball to yourself.

00:21:18.750 --> 00:21:25.420
so we need, Abner to be our offensive coordinator, if you will, and directing the plays, and directing the players.

00:21:26.115 --> 00:21:28.904
So again, I think that multitasking thing is really, really hard.

00:21:29.234 --> 00:21:44.144
And so just as an aside, if you're out there listening and you have, you're either working at another wholesale company, you're an agent and you want to get into this, like we're really looking for dispositions manager and a person who can crush it and has those investor contacts.

00:21:44.289 --> 00:21:47.384
Because again, we now have this team of bad ass six folks.

00:21:47.970 --> 00:21:49.049
Tracking down deals.

00:21:49.079 --> 00:21:52.539
I'm spending a bunch more money on lead gen and on marketing and on content.

00:21:53.019 --> 00:21:57.049
And then we've got this amazing project management super dial with Travis, our project manager.

00:21:57.049 --> 00:21:59.500
We just need a person to help do the, as they call it, the dispel.

00:21:59.849 --> 00:22:02.039
So if you're that person, please contact me.

00:22:02.240 --> 00:22:17.230
but again, if you're building up your company, wholesaling is a key part of it, but a lot of people I'm not going to say forget about the dispel aspect, but it's something that's super, super important because if you want to get up to, scaling and doing, 10 plus deals a month, 20 plus deals a month.

00:22:17.240 --> 00:22:23.690
You have to have these systems in place, but more importantly, you have to have the backend and buyers of who are going to take down those deals.

00:22:24.230 --> 00:22:29.130
And then when you're ranking your investors, you also need to take into account where are they getting their money from?

00:22:29.430 --> 00:22:31.859
So you need to pre qualify these folks.

00:22:31.861 --> 00:22:50.869
So it's either them showing you a proof of funds, like, hey, this is the actual amount of money I have in my bank account with a bank statement, or here's my track record of flips that I've done, and here's my private money lender, or, we partner with BackFlip, and so we'll send people to get pre qualified with them, and they'll be the hard money person to fund those deals.

00:22:50.869 --> 00:22:52.700
You've got to make sure that's rock solid as well.

00:22:52.700 --> 00:22:55.819
So as we wrap up today's episode, I'm sure a lot of you're thinking like, okay, cool.

00:22:56.549 --> 00:22:58.349
How do I find these cash buyers?

00:22:58.349 --> 00:22:59.829
How do I find these other investors?

00:22:59.849 --> 00:23:01.640
And so here's what we're currently doing.

00:23:01.640 --> 00:23:06.079
And then I'll give you a little bit of a framework of kind of what we're going to focus on this year right now.

00:23:06.079 --> 00:23:09.230
Actually, one of our biggest partners is a title company.

00:23:09.259 --> 00:23:12.869
You got to have a really good title company because they know other good investors.

00:23:13.220 --> 00:23:17.890
So we've got two title companies that we do the vast majority of our business with, and they've been.

00:23:18.444 --> 00:23:22.785
absolutely super, super important in helping connect us to other investors.

00:23:22.795 --> 00:23:24.375
So that's like low hanging fruit.

00:23:24.384 --> 00:23:26.664
That's just old school, good business development.

00:23:27.194 --> 00:23:29.375
They're excited because then they get more transactions.

00:23:29.785 --> 00:23:34.704
So make friends with your title sales rep, host joint events, like go out and do that stuff.

00:23:35.005 --> 00:23:39.615
simple and old school, but meetups, networking, and especially real estate associations.

00:23:40.335 --> 00:23:48.494
You do need to be careful because again, not to say that you don't want to work with inexperienced people, but you almost need to really vet them or put them in what we do as our education pipeline.

00:23:48.924 --> 00:23:52.224
But ideally you're finding experienced people that are those backend investors.

00:23:53.015 --> 00:24:04.454
And once you get to know those folks, something that we're super passionate about is assign them, whether you're a one person crew or whether you've got agents, assign them to one person and have those people understand what's called the buy box.

00:24:04.825 --> 00:24:09.285
And the buy box is what are their guidelines to be considered a good deal.

00:24:09.835 --> 00:24:17.234
Do not send somebody if all they're going to focus on is luxury flips and you're sending them some shitty condo that costs 200, 000.

00:24:17.615 --> 00:24:20.174
Like the first thing they're going to do is say, take me off your list.

00:24:20.474 --> 00:24:21.085
Don't do that.

00:24:21.095 --> 00:24:23.535
Like have really, really great customer service.

00:24:24.339 --> 00:24:25.980
you're on your agent side of things.

00:24:26.240 --> 00:24:32.220
So when you meet those people, go out, find them at meetups, find them at networking things, find them at real estate investor associations.

00:24:32.750 --> 00:24:42.980
The other thing is, this is kind of a funky concept, but for me, it's when we're making offers on deals that are already on the MLS, a lot of times we get beat out.

00:24:43.569 --> 00:24:45.849
Because we have very specific investment guidelines.

00:24:45.880 --> 00:24:49.240
We have our spreadsheet and it either turns green, red, or yellow.

00:24:49.289 --> 00:24:51.349
And that's the maximum offer that we can make.

00:24:51.740 --> 00:24:57.549
Well, once that deal closes, cause we saw it as a good opportunity, but I got out bid, I do one of two things.

00:24:57.589 --> 00:25:02.869
I have our sales team either go direct and find the person who actually bought that house.

00:25:03.625 --> 00:25:08.035
or look up the LLC and find who owns that LLC and how do I do business with that person.

00:25:08.545 --> 00:25:31.169
The other thing that's a little counterintuitive and sometimes people play ball and sometimes people tell us to pounce in, we will actually call the agent who listed the property and we'll say, Hey, I know this is unorthodox, but would you share the contact information or maybe multiple people's, and so I'm sure they're saying, well, screw that.

00:25:31.439 --> 00:25:32.259
Why would I do that?

00:25:33.159 --> 00:25:34.148
Just add value to them.

00:25:34.219 --> 00:25:37.419
say, Hey, we're not here to obviously take your client because they've already sold the house.

00:25:37.659 --> 00:25:38.439
and you'd be surprised.

00:25:38.439 --> 00:25:40.788
Some people do want to, collaborate and play ball.

00:25:41.449 --> 00:25:43.068
So Simple, low hanging fruit.

00:25:43.378 --> 00:25:44.959
but the other thing is social media.

00:25:45.239 --> 00:25:46.068
Do posts.

00:25:46.298 --> 00:25:47.088
create content.

00:25:47.159 --> 00:25:49.959
Obviously, get the word out saying that you're looking for other investors.

00:25:50.009 --> 00:25:52.479
Every time we do a deal, we just post that deal.

00:25:52.769 --> 00:25:55.088
And that people go, oh man, that was a pretty good deal.

00:25:55.128 --> 00:25:57.929
And they'll come out of the woodwork and say, on your next one, let me know.

00:25:58.909 --> 00:26:00.489
Here's where we're shifting our focus.

00:26:00.798 --> 00:26:05.909
And again, like, let's call this part, part one of probably three or four part wholesale series that we're going to do this year.

00:26:06.429 --> 00:26:07.128
Is what?

00:26:07.354 --> 00:26:11.013
Tools, what software tools, what AI can we use?

00:26:11.348 --> 00:26:14.038
to help create more of a cash buyers list.

00:26:14.259 --> 00:26:16.538
So I'm going to give you some of the research that I'm doing.

00:26:16.828 --> 00:26:20.848
And again, full disclosure, I'll let you know what we guys, full disclosure.

00:26:21.068 --> 00:26:26.659
I will let you guys know what we end up deciding to do, but there are two different software companies.

00:26:26.659 --> 00:26:30.128
One is called investor lift and the other is called prop stream.

00:26:30.519 --> 00:26:33.808
And so those are two different pieces of software that you can subscribe to.

00:26:34.554 --> 00:26:38.153
That from what I understand really help you build up your cash buyers list.

00:26:38.163 --> 00:26:39.324
So we're checking into those.

00:26:39.644 --> 00:26:41.153
Another one is called batch leads.

00:26:41.824 --> 00:26:47.144
And so what that does is it's almost like the flip example of finding motivated sellers.

00:26:47.223 --> 00:26:53.554
It gives you the ability to reverse engineer who's the cash buyers on the other end of buying these transactions.

00:26:53.953 --> 00:26:58.844
So, I mean, as we all know, AI is just prevalent in real estate investing.

00:26:59.084 --> 00:27:00.114
It's only going to get better.

00:27:00.114 --> 00:27:01.294
It's only going to get more efficient.

00:27:02.064 --> 00:27:04.663
So we're trying to find these tools to help us build this buyer's list.

00:27:05.064 --> 00:27:06.943
But at the end of the day, it's almost like any business.

00:27:06.943 --> 00:27:12.784
If you have your VIP group of clients, take super good care of them, find ways to make them successful.

00:27:13.443 --> 00:27:19.544
One of the ways that we do our transparent wholesaling is we do a roof inspection on every deal and we do a sewer inspection.

00:27:19.743 --> 00:27:22.294
That costs me a couple hundred dollars on every single deal.

00:27:22.294 --> 00:27:24.054
But to me, it's worth the price of admission.

00:27:24.054 --> 00:27:28.683
So as we wrap up today, I hope you guys found value in the episode, and the content.

00:27:28.713 --> 00:27:31.624
Obviously it's raising the flipping bar, but we're talking about wholesaling.

00:27:31.874 --> 00:27:34.384
that dispositions piece is so important.

00:27:34.554 --> 00:27:36.513
So I would love to hear from you guys.

00:27:36.733 --> 00:27:37.913
what are you guys doing?

00:27:38.554 --> 00:27:42.564
in today's environment, especially in Metro Denver, which is still a very competitive market.

00:27:42.564 --> 00:27:45.223
Like how are you meeting with other investors?

00:27:45.233 --> 00:27:47.023
How are you building your dispo list?

00:27:47.304 --> 00:27:50.213
How are you finding good agents to run the disposition side?

00:27:50.423 --> 00:27:52.644
Again, to me, I would love for this to be a two way street.

00:27:53.003 --> 00:27:54.394
Please also come to our meetups.

00:27:54.423 --> 00:27:56.894
We are firing those back up for the rest of the year.

00:27:57.173 --> 00:28:00.453
I really wish you guys continued success and we'll catch you guys on the flip side.

00:28:00.493 --> 00:28:03.483

00:28:38.864 --> 00:28:39.453
Hey everybody.

Thank you so much for listening and watching, raising a flipping bar.

00:28:42.973 --> 00:28:48.334
Just a basic overall disclaimer is that a, This is not legal advice.

00:28:48.513 --> 00:28:50.044
B, this is not tax advice.

00:28:50.054 --> 00:28:51.703
C, this is not financial advice.

00:28:52.034 --> 00:28:56.023
I hope you get the gist, but I'm obviously not a lawyer, not a CPA hell.

00:28:56.023 --> 00:29:00.403
I'm not even a real estate agent actually, but in general, we hope you get a ton of value out of this, but there is a bit of a disclaimer.

00:29:00.403 --> 00:29:03.963
Please consult a professional if you have any questions whatsoever.
